In February (2016), I had the pleasure of visiting one of my favorite Florida cities - Sarasota.   I was thrilled to learn that the 2016 Bay Designer Showroom was open for viewing while I was there.  So, a Sarasota friend suggested we view this Showhome.  Here's some pictures that I took!  Built in 1926, this year's showhouse is a prominent edifice on Bay Shore Road.  The bay view is outstanding.  The new homeowner loves the color purple; so it was incorporated    in several places - including the kitchen cabinets!!!  While touring the home; I realized you're never far from home, as one of the homes' coordinators as well as one of the designers I met there are formerly from the Kansas City area. 

In May, I'll be in New Orleans and recently learned that TRADITIONAL HOME MAGAZINE will be featuring a HUGE designer showhome in New Orleans while I'm there!  Stay tuned for pictures, etc., from that home.

Staging Consultation 

Our Staging Consultation is a comprehensive review of the sellers home and is perfect for the "do-it-yourselfers". We begin outside the home addressing exterior issues and curb appeal. Once inside the home, we make expert recommendations in preparation for selling the home. Suggestions include general furniture and accessory editing and placement as well as organizing and de-cluttering recommendations. Within 24 hours of the consultation, you will receive a written staging report, prioritized. Following this report, you have the option to address the items on the list yourself, or enlisting in our help to complete the staging process. 

Full Service Staging

After the property has been cleaned and de-cluttered, we’ll use our expert "buyer’s eyes" to professionally stage your home using your existing accessories and furnishings. Considering traffic flow, room sizes, etc., we will arrange your furnishings creatively while highlighting architectural focal points of interest. 

Living in a home and selling a house are two different things

"This particular property was in top condition, but one of the main areas needing to be addressed was furniture placement in the hearthroom. Sarah suggested rearranging the furniture in the hearth room, thus totally opening up the space as you entered it. Instantly, with better traffic flow, the room appeared to be larger, less cluttered inviting and welcoming. Sarah went shopping in the home, and found a wonderful leather chair for the hearthroom. Sarah gave the wall above the fireplace (always an important architectural feature in any home), greater importance by switching out artwork with a larger piece.. She then went "shopping" for the lower level media area and solved a problem by replacing a dated sofa with one that was not needed in the hearthroom. The homeowner and I both loved Sarah’s suggestion of painting the inside wall of a niche a darker color to enhance this wonderful architectural feature.We all know about the decluttering aspects of staging, but it’s these type of suggestions that buyers and realtors are looking for from a professional home stager. Quite often, realtors feel uncomfortable in addressing certain issues to their seller. More often than not, these are better left to the home stager. Homeowners will listen to Sarah’s recommendations and be responsive to her suggestions given her courteous and sincere approach. Call Sarah before you list your home for sale. Only purchase was two new blue towels, everything else was client owned. With this very common tub, using the tall floor candlestick holders helps add importance to the tub area. Also the small platter atop the folded towel on tub ledge also takes away from the simple tub

This porch is long and narrow--proper scale and placement of furniture is key in this space.

Opened out doors on hutch, bought wall brackets and flower stems. All other items were found in the home and creatively used to fill in the hutch wall. Amazing what dressing the table top does to otherwise bland table top!

Used existing white comforter as filler for purchased duvet and pillow shams. Shopped in client's home for everything else. As a guest room, the tray on the bed adds a nice inviting touch.

Sarah and client Janna shopping for Janna's new home.  Today we found wonderful area rugs at Tuesday Morning, and here we're at Pier 1 purchasing master bedroom furniture - turquoise chair, 2 wonderful bedside lamps and a fun pillow for the new chair. 

 The turquoise accent chair will add a pop of color to the otherwise gray and white room.  When adding pops of color, use restraint.  The only other turquoise I'd add to the room would be a small vase, or candle.
